Our excellent Residential Mobile Home and Park Home insurance policy is the result of 45 years experience in the market and is desgined to cover your residential Park Home, Chalet/Lodge or Static Caravan, your contents and even personal items you take away from your home.  We insure homes situated on both licensed residential parks and on private land.

Our knowledge and experience of park homes and residential sites have allowed us to curate a superb insurance package designed with you in mind. Many features you may expect to pay for as an optional extra we include as standard.

In addition to the features highlighted below, all of our policies also include Legal Expenses cover specifically designed for Park Homes, Static Caravans and Lodges used as permanent residences, with complimentary access to a legal advice helpline as standard.

Insurance Guide

Over the years, the specifications and build quality of Park Homes has increased significantly, to the point where you would be hard pressed to tell some of them apart from brick built bungalows.  However, structurely they remain quite different and it is worth taking the time to understand how best to safeguard them from damage.  If this is the first time you have owned this kind of home, it may not immediately occur to you that they are at greater risk of damage than standard bricks & mortar buildings.   For example,  an escape of water from a burst pipe in the kitchen is much more likely to result in a hefty repair bill compared to a regular house.  

Here are a few suggestions of how to protect your home and choose the right insurance policy:-

  • Keep your water system drained when leaving unoccied for an extended period. When leaving your home for an extended period of time, for example if you decide to go away for the fortnight, be sure that you turn the water off at the mains and ensure your water system is drained down, particularly over the winter months. Frost can cause pipes to burst in the home, which in turn will cause an escape of water and potentially significant damage to your home.

  • Ensure that you regularly maintain your property.  Insurance policies are not designed to cover wear and tear so it is important that you have your roof and other structural aspects checked regularly to ensure the home remains in a good state of repair.  Failing seams and seals and resulting water ingress is typically not covered by your insurance.  Similarly, regular plumbing and electrics/wiring checks are always recommended.  Insurers may check that such maintenance work has been carried out in the event of a claim, so keeping receipts will always be beneficial.

  • Consider Delivery and Siting Insurance.  Many Insurers will happily cover your home, however in the event of your home being damaged beyond repair, it is not just the replacement home itself that you need to worry about.  Residential sites will almost always charge you to clear your plot of the debris from the old home and will charge you again to deliver your new home to the plot, site it and reconnect your services.  These costs can quickly rise depending on the location of your home, the nature of the damage it sustained and how far or difficult the delivery of a replacement home will be.  You are easily looking at thousands of pounds more to pay on top of the cost of the home itself.  Ensure that you're covered for these costs or you could find yourself significantly out of pocket in the event of a claim.  Our Policy includes all of these additional costs as standard on top of the value you choose to insure your home for, with no additional premium required, so its one less thing to think about.

  • Understand the differences between a New for Old policy and an Indemnity "Market Value" policy.  Insuring New for Old means you need to make sure your home is insured for the cost to replace it with a brand new equivalent from the manufacturer.  If your home is no longer made, you should insure for the cost of buying the nearest equivalent made today.  Insuring on an Indemnity basis, or ‘Market Value' basis as it is often referred to, means you are insuring your park home for its current value on the open market.  It is important to consider for both types of cover that the amount you insure for is just for the home itself and does not take into account any increased value you feel the home may have due to its location. If you insure your home for more than what it is actually worth you will almost always pay a higher insurance premium but with no additional benefits in the event of a claim. This is one of the reasons why we try to keep your premium as low as we can and do not insure your home for a blanket figure of, say, £250,000 or even £500,000 like some of our competitors do.  Why pay for cover up to half a million if your park home costs less than half that to replace?

  • Ensure you know how much Liability Insurance your site requires.  The majority of residential site owners across the country will insist that your park home is insured, and they do this as they will require all their residents to have public liability cover, and you should pay particular attention to any clauses in your site contract that may stipulate a minimum level of cover you need. It wasn't too long ago that most site's only asked for £1 million liability cover, but over the past few years we have noticed an increase in those asking for £2 million cover as part of your contract with the site, and sometimes even as high as £5 million! Whilst the liability cover offered by Insurers can vary, we provide £5 million cover as standard with all of our policies to make sure you have the cover you need.

 

 

Common Questions

How long will you cover my park home New for Old?

If you're a new customer, we are able to offer you New for Old cover for homes up to 25 years old, even if you haven't owned the home from new.  If you're already with us, we may well be able to continue this cover even longer for you, provided you are maintaining your home in a good state of repair.

What should I do if something happens and I need to make a claim?

Should something happen that may mean you need to make a claim under your policy, you should contact us a soon as possible and provide full details of what has happened, when it happened and what losses/damages you wish to claim for.  At this point your claim will be referred to a specialist claims handling team who will correspond directly with you going forward, ensuring everything progresses as smoothly and quickly as possible. 

Will my home be insured when I am not there?

Our policy will insure your home when it is left unoccupied, providing it is not left unoccupied for more than 30 days at a time.  You should always advise us if you intend to leave your home for more than a couple of weeks, and it is always best practice to disconnect water,  particularly during the winter months. Certain perils under the policy will be automatically excluded if you do leave your home empty for more than 30 days, details of which can be found in your policy booklet.  However, provided we are able to disuss this with you or someone acting on your behalf, there are steps that can be taken to ensure that a home remains insured if, due to unforseen circumstances, a home does become unoccupied for an extended period.

Can I cancel my policy?

You are entitled to cancel your Policy within the 14 day cooling off period, under which circumstances you will receive a full refund of the premium you have paid, less any administration fees charged for arranging and cancelling your Insurance.  After this period, you are able to cancel your Policy and you will receive a refund of premium, less a proportionate deduction for the time you have been on cover and any administration charges.  We will also deduct the value of our clawed back commission.
