Insurance Guide

Static Caravans, Lodges and Park Homes are significant investments, and it is worth taking the time to understand how best to safeguard them from damage.  If this is the first time you have owned this kind of Holiday Home, it may not immediately occur to you that they are at greater risk of damage than standard bricks & mortar buildings.   For example, when you consider the construction of a static caravan compared to your house, the likelihood of serious damage being caused by an escape of water from a burst pipe is significantly higher.  What may be an inconvenient matter of replacing carpets at home could be a write-off for a caravan. They are also far more susceptible to damage caused by frost and, given they can often be unoccupied for much of the year, can be a target for thieves.

Here are a few suggestions of how to protect your home and choose the right insurance policy:-

  • Ensure you water system is fully drained by a professional over Winter.  When shutting the caravan up for the winter, pay the caravan site or a local plumber to drain your system fully so that as little residual water is left in your system as possible.  Even the slightest amount can still freeze and cause a burst.  Ensure the water is turned off at the mains to avoid any subsequent escape of water.  Or, if the site remains open all year round and you intend to use it in the winter months, consider leaving the central heating on low whilst you're not there to prevent any frost.  Lagging all the pipes you can is also an excellent practice.

  • Ensure that you regularly maintain your property. Insurance policies are not designed to cover wear and tear so it is important that you have your roof and other structural aspects checked regularly to ensure the home remains in a good state of repair.  Failing seams and seals and resulting water ingress is typically not covered by your insurance.  Similarly, regular plumbing and electrics/wiring checks are always recommended.  Insurers may check that such maintenance work has been carried out in the event of a claim, so keeping receipts will always be beneficial.

  • Check you have adequate cover for delivery, siting and clearance costs.  Many Insurers will happily cover your caravan, however in the event of your home being damaged beyond repair, it is not just the replacement caravan itself that you need to worry about.  Caravan sites will almost always make a charge to clear your plot of the debris from the old home and will charge again to deliver your new home to the plot, site it and reconnect your services.  It's important to ensure that you're fully covered for these costs or you could find yourself significantly out of pocket in the event of a claim.  Our Holiday Caravan Policy includes up to £10,000 cover for these costs as standard with your Policy, and this increases to £15,000 if your home is built as a lodge or park home.

  • Understand the differences between a New for Old policy and an Indemnity "Market Value" policy.  Insuring New for Old means you need to make sure your home is insured for the cost to replace it with a brand new equivalent from the manufacturer.  If your home is no longer made, you should insure for the cost of buying the nearest equivalent made today.  Insuring on an Indemnity basis, or ‘Market Value' basis as it is often referred to, means you are insuring your caravan for its current value on the open market.  It is important to consider for both types of cover that the amount you insure for is just for the home itself and does not take into account any increased value you feel the home may have due to its location. If you insure your home for more than what it is actually worth you will almost always pay a higher insurance premium but with no additional benefits in the event of a claim. This is one of the reasons why we try to keep your premium as low as we can and do not insure your home for a blanket figure of, say, £250,000 or even £500,000 like some of our competitors do.  Why pay for cover up to half a million if your caravan is under £100k to replace?

  • Check how much Liability cover your site requires.  Caravan Insurance is a mandatory requirement for many caravan sites across the UK.  Pay particular attention to what amount of Public Liability cover your site requires.  It wasn't too long ago that most site's only asked for £1 million liability cover, but over the past few years we have noticed an increase in those asking for £2 million cover as part of your contract with the site, and sometimes even as high as £5 million!  Whilst the liability cover offered by Insurers can vary, we provide £5 million cover as standard with all of our policies to make sure you have the cover you need.

  • Check the smallprint!  Be aware that some insurance policies that seem to offer great cover for a cheap premium may well have some undesirable conditions that are not clearly advertised at the point of sale. Some policies, for example, will remove the majority of the cover on your caravan if you fail to check on it on a weekly basis, exclude contents cover over the winter or may apply large excesses to the policy sections most frequently claimed under.

 

Common Questions

How long will you cover my Holiday Home on a New for Old basis?

If you're a new customer, we are able to offer you New for Old cover for homes up to 25 years old, even if you haven't owned the home from new.  If you're already with us, we may well be able to continue this cover even longer for you, provided you are maintaining your home in a good state of repair.

What should I do if something happens and I need to make a claim?

Should something happen that may mean you need to make a claim under your policy, you should contact us a soon as possible and provide full details of what has happened, when it happened and what losses/damages you wish to claim for.  At this point your claim will be referred to a specialist claims handling team who will correspond directly with you going forward, ensuring everything progresses as smoothly and quickly as possible. 

Do you cover Televisions, DVD Players and other Video/Audio equipment?

Our Holiday Caravan policy is designed to cover contents that you would expect to use and leave in a static caravan, and as such the likes of television sets, media players and even games consoles will be covered under the Contents section.   Please note however that we do not include cover for high risk items such as mobile phones, cameras and other less typical items you wouldn't expect to be kept in a caravan; you will need to check with your home insurer to make sure these are covered whilst you're on holiday.

Will my holiday home be insured when I am not there?

Yes, unlike some of our competitors that can have quite strict rules about leaving a home unoccupied for extended periods without regular checks, our policies will cover your home and its contents all year round, provided you take a few basic steps to secure your home and prepare for the cold weather, which our Policy Wording fully explains.  This includes when your site is closed.

Can I cancel my policy?

You are entitled to cancel your Policy within the 14 day cooling off period, under which circumstances you will receive a full refund of the premium you have paid, less any administration fees charged for arranging and cancelling your Insurance.  After this period, you are able to cancel your Policy and you will receive a refund of premium, less a proportionate deduction for the time you have been on cover and any administration charges.  We will also deduct the value of our clawed back commission.
